Did you know that according to the National Association of Realtors, each time someone purchases a home, there is on average over $88,000 dollars worth of economic growth spurring from that home selling, into the cities and towns nearby? Home sales are helping our economy recover as it generates income for various industries.
How does this affect us locally? Hi, Michele Shinedling here from Heritage Real Estate and here are the stats:
In the Lake Orion & Oxford school districts combined, we currently have 224 homes currently for sale on market, with 174 homes currently pending, and 121 homes sold in the last 30 days, with a median sales price of $300,000.
In the Clarkston Schools area, we currently have 129 homes on market for sale, with 136 homes pending, and 88 homes sold in the last 30 days, with a median sales price of $299,950.
In Rochester & Avondale School districts combined, we have 424 homes currently on the market for sale, with 339 homes now pending, and in just the last 30 days, 223 homes have sold with a median sales price of $345,000.
In Troy Schools, we have 173 homes currently on the market for sale, with 148 homes now pending, and in just the last 30 days, 100 homes have sold with a median sales price of $315,000.
We have been very busy! Historically low interest rates are welcoming buyers into the market and fueling home sales. But what does that mean for a seller? It’s a seller’s market. Buyers are having to compete and we frequently have offers going above asking price, especially in the lower price points. Inventory is low, and for example in Clarkston Schools there are only 11 homes priced under the $300,000 right now.
But don’t fear, if you’re a buyer, we have some really fantastic and unique strategies to help buyers get their offers accepted.
And if you’re a seller, here are few tips on how to maximize the value of your home and get the best possible price and terms. Hire an agent with an exceptional marketing stratgey. Set an offer deadline date, request for the highest and best terms prior to reviewing the offers, and have a strong counteroffer that protects you and your best interests.
