What’s happening in our local Orion, Oxford, Clarkston & Rochester real estate market? It’s been a great winter selling season in Michigan. In the Lake Orion & Oxford School districts combined, we currently have 194 homes for sale on market with 92 homes currently pending and 35 homes sold in the last 30 days, with an average sales price of $291,000. In the Clarkston Schools area, we currently have 113 homes on market for sale, with 50 homes pending and 26 homes sold in the last 30 days with an average sales price of $299,000. In Rochester & Avondale schools combined, we have 245 homes currently on the market for sale, with 147 homes now pending, and in just the last 30 days, 168 homes have sold with an average sales price of $379,000. This has been a strong winter selling season – we think due to lower interest rates, high buyer demand, and milder winter weather. Right now on many of our listings (in fact most) we are seeing multiple offer situations and bidding wars driving up sales prices. This is especially true for homes priced under $400,000. In Michigan, more homes go pending in April, than any other month. So if you’re thinking of putting your home on the market this year, now’s a great time to start planning.
